The housing market in Sarasota and Manatee counties experienced notable shifts in January 2025, indicating a transition toward a more balanced market with conditions increasingly favoring buyers.
Inventory levels surged to 10,197 active listings, marking the highest levels in over a decade—an increase of 11.4% from the previous month and 16.9% year-over-year.
While new listings in January rose significantly by 37.4% compared to December 2024, they remained 14.4% lower than the same time last year.
Buyer activity showed mixed trends, with the number of properties placed under contract rising 27.4% from the previous month but declining 5.5% year-over-year.
Closed sales decreased by 15.9% month-over-month but demonstrated a 9.8% increase compared to January 2024.
Price trends further suggest a cooling market, with the median sold price dropping by 9.6% from the previous year. The median days on the market increased by 29.9% year-over-year to 43.5 days, reflecting extended selling timelines, particularly in the townhouse and condo sectors.
